一 确定理想地段-看房

    确定最心仪的地段、房价以及房屋类型,经纪人会根据这些资料为你选择合适的房屋;
    如有可能在你喜欢的地段找出两三套比较符合你心里价位和结构的房屋,对房屋进行交叉对比并仔细检查房屋的状况

二 订价/Offer

    经纪人一般会提供最近这个区内类似房屋的成交价格,供参考,买家确定好价格签订买卖合同。经纪人会仔细给你讲解合同条款,并根据你的需           要加上 附加条款如验屋、贷款等。

三 验屋/按揭贷款

     联系专业验屋师:验屋师会对房子的里里外外做详细的检查,对房子的优缺点作出详细的报告,如果你对验屋报告不满意,尽快联系你的经纪: 
     A)解除买卖合同,
     B)积极跟卖家协商。但若是因为房屋使用功能或结构不喜欢或有缺陷,卖主一般不会再做较大的让步。
     按揭贷款:你可以自己和银行谈,也可以让经纪给你介绍一家不错的贷款公司。新移民贷款一般不需要收入证明,只要首付达35%即可。

四 解除附加条件

​     A) 验屋,银行贷款都通过,附加条件解除, 合同由经纪递交律师, 
     B) 验屋,银行未通过,很遗憾,通知经纪解除合同,要回定金。

​五 购买房屋保险

     所有贷款机构都会要求你购买保险,尤其是火险,并在交屋那天生效。

六 交屋日(Closing Day)

    经纪会通知你去取钥匙,并带你里里外外检查一遍,如发现问题,及时通知律师,不要急于搬家。一切顺利,尽情装扮自己温馨的家, 享受生活!
